Our assessment is based on what can be safely seen and accessed on the day of inspection. It focuses on the roof covering, gutters and roofline — not the internal roof structure, timbers or areas that cannot be safely reached. Hidden defects may not be identified. For a full structural or legal assessment of the whole property, we always recommend commissioning a full building survey from a chartered surveyor alongside our report.

Our pre-purchase roof report starts from £200, with the final price confirmed based on the size and type of property. And if you go on to book any roof cleaning or repair work with us afterwards, we’ll deduct the full report fee from your first invoice — so it effectively becomes free.

Many buyers use both together — a full survey for the whole property, and our report for a detailed, costed view of the roof.
Can I really use it to negotiate the price?

How soon will I get my report?

What if I buy the house — can you do the repairs?
